Will my property be placed on the MLS?
Yes, your home will be placed on the MLS and advertised on multiple online platforms with the appropriate terms and disclosures. Our agents will handle all of those details for you.
Do I need to be a real estate agent to list a property on this site?

Is Homeboss just a cash offer?
No. The Homeboss process has nothing to do with cash offers. However, cash buyers can offer on your home with proof of funds. If you want a fast cash offer on your home from an investor, we can also help with that. Our goal is to have a solution for any seller. Contact us here and we would be happy to assist you.
Can I do anything if the high offeror backs out?
Yes. You can report the high offeror to us if you are not working with one of our agents. If we determine the buyer is at fault, we will remove their privileges on our site. A seller can also choose to pursue them for default.
Is the high offeror guaranteed to buy my property?
No, but an online offer is a binding agreement, and how far a seller pursues a non-performing offeror is up to them. However, the buyer is represented by a Realtor® who must submit a residential purchase contract and an earnest money check must be submitted to an Escrow Agent within 24 hours of winning the offer. By doing this, it will help identify a non-performing offeror right away.
In addition, a buyer must provide a full loan approval letter from a Licensed Mortgage Lender prior to offering. If they are paying cash they must provide proof of funds to us before offering.
Does a Seller have to accept the highest offer?
No. A seller can Counter, Reject or Negotiate any offer. You should discuss strategy with your Colorado Online Offers agent.
What happens if my home does not sell or I don’t get my price?
While ensuring a successful sale is our ultimate goal, we cannot guarantee a result. Not all homes will sell but through the process, we are able to determine the level of interest along with feedback from all of the potential buyers who saw your home.
This information allows us to work with your real estate agent to determine the next best steps. Sometimes there are interested parties who are interested in negotiating after the event. Other times, the market feedback will allow your real estate agent to list your home for a competitive price and sell the home soon after the offer process has ended.
The important factor to remember is that there are always options and we will work hard to provide you with the best possible results.

How do I place an offer?
You must be a registered member of our site. Registration is quick and easy. To submit an offer, you will need to provide us with a “pre-approval” from a licensed mortgage lender. NOTE: A pre-approval is different than a pre-qualification. Once we receive your approval letter we will manually allow you access after the open house.
Do I need to submit a purchase contract every time I place an offer?
No. A purchase contract will be submitted by the real estate agent of the winning offeror within 24 hours.
Can I view the home before offering?
Yes. We will have an Open House the weekend prior to the end of the offer period. That will be the opportunity to view the home for all buyers. Please contact the EXP Listing Agent identified on the Online Offer Property page.
Can I get an inspection?
Once the sale is approved, the buyer will have an inspection period to complete a standard inspection. If there are inspections already done they will be available as a link from the listing. In most online offers any and all inspection requests will be honored, just ask the agent to set up a time for your inspector. Is there a fee to register or place a offer?
No, there are no fees required to register or make an offer.
Does the buyer pay any fees?
Yes. Agent Compensation is charged on every transaction.
What is the Agent Compensation?
Using the Homeboss listing platform, real estate commission can be paid by the seller, the buyer, or jointly between both parties. The buyer’s side of the commission is called “agent compensation”. This is the MOST transparent way for a seller to offer the lowest price on their home and still compensate the real estate agents who conduct and close the transaction.
Each property listed on our website will offer different terms, conditions, and agent compensation, so be sure to research the property and all of the details on the property page.
Agent compensation is collected from the buyer and used to compensate the real estate agents in this transaction. The seller(s) have agreed to compensate the real estate agents from the agent compensation (which is added to the final offer price). The agent compensation will be added to the winning offer amount which shall establish the final sales price.
The seller has agreed that the broker will charge the agent compensation on top of the accepted offer price of the home. Accepted offer price plus the agent compensation will establish the sales price. The seller has agreed in writing to release the agent compensation amount to eXp Realty to be used to pay the commission to eXp and to the co-brokerage commission.
Where do properties on this site come from?
The properties on this site are offered for sale by local real estate agents on behalf of private homeowners and some Banks or Lending institutions.
What are the offer increments?
You can offer in minimum increments of typically $500 to $1,000 (depending on the listing) or more if you like.
Do I have to pay cash or can I get a mortgage?
Yes, you can use a mortgage. However, in order to submit an offer, you will need to provide us with a “pre-approval” from a licensed mortgage lender. A pre-approval is different than a “pre-qualification”. Once you register one of our agents will contact you and help with the process. If you are paying cash, you must provide a “proof of funds” document prior to being approved to make offers.
I don’t have a real estate agent. Do I need to use one?
Working with a Realtor® is required. Once the winning offer is achieved a Realtor® MUST facilitate the entire process from contract submission, to inspections, to closing. If you need an agent, we will provide one of our Homeboss agents. They are experts at guiding you through the process.

The online offer process is 100% transparent online and buyers have the opportunity to submit as many offers as they wish in order to purchase the property. Buyers are 100% in control of how much they are willing to pay to purchase the home. There will be no blind highest and best offers available.
These are not distressed properties, we simply offer a different option to list and sell a property. The starting offer is chosen by the seller but is not indicative of the price they will accept. Sellers have the right to accept, reject or negotiate any and all offers. All offers MUST be submitted through our web site. Offer details on each property are also available on the corresponding property page for you to review.
Everything in our process is 100% transparent. Our sellers have instructed us not to accept or review any offers or contracts sent to us prior to the offer end date. Only offers submitted online will be accepted.
Each offeror MUST be pre-approved for a loan and submit a Desktop Underwritten Loan Approval ONLY before being activated to offer. A pre-qualification letter is not acceptable. If you send a pre-qual letter, your buyers account will not be activated, and they will be unable to make offers.
If your buyer is paying cash, then a Proof of Funds statement must be submitted prior to their account being activated to submit an offer. You can submit your Loan Approval or Proof of funds before noon on the day the offer period ends. Please e-mail them to: james@coloradoonlineoffers.com
Our listings are ONLY available for showing on Saturday (and sometimes Sunday) at our Open House. Please consult the MLS for specific details and dates. Because of the high volume of attendees at our Open House, we do require that you schedule your times to attend.
