What is Colorado Online Offers?
Colorado Online Offers is an online residential real estate marketplace that makes it easy for consumers, investors, and brokers to buy and sell homes. Our technology platform manages the transparent bidding process for those properties.
Properties are available to all persons, regardless of race, color, religion, sex, handicap, familial status, or national origin.
Why Use A Real Estate Auction
Real estate auctions have seen increasing and sustained appeal globally. Some of the world’s most luxurious goods are sold through auction-like formats including residential real estate.
We believe that people have the right to choose an open approach to real estate buying and selling. Agents and buyers have experienced tremendous frustration with ‘blind bidding wars’, and our refreshing approach allows everyone the opportunity to comfortably put their best offers forward.
With completely open bidding, identities are protected, but prices aren’t. While there is no suggested retail for real estate, truly transparent bidding allows all participants to know that the market has dictated the value of a home, rather than luck or guesswork.
For buyers, bringing the multiple bidding process out into the open and making it fully transparent removes the unknown and the fear of overbidding.
Another benefit of online offers is that buyers can submit offers form anywhere in the world with an internet connection. With global online reach, the marketing and traditional reach of the real estate listing are expanded. Submitting an offer is as easy as a couple of clicks, and nobody gets left out of the process until they decide they’ve reached their limit, which maximizes the sales price.
Does this method really work?
Absolutely! We saw a flaw in current real estate transactions and created a solution. The Homeboss Selling System™ is the most transparent way to SELL and BUY a home. A win-win for all parties involved.
We create a competitive and transparent environment allowing buyers to openly compete for your home. No more blind highest and best offers which lead to conservative offers from buyers who do not want to over-pay.
The key to a successful sale is good marketing. Our system is the tool to display your listing professionally and accept offers online. We incorporate your online listing as the focal point of all our offline and online marketing. We handle all of that for our sellers.
What is the Homeboss Selling System™ timeline?
We know sellers want to sell their homes fast, hassle-free, and for the most amount of money. We hold an open house on Saturday and Sunday which means no random or inconvenient showings during the week. We give buyers adequate time to view your home on the weekend.
Buyers then can offer on your home up until the Thursday night after the open house. This gives buyers adequate time to get pre-approved by a mortgage lender so they can offer on your home.
How fast can Colorado Online Offers sell my home?
7 days – 14 days. We recommend 14 days to maximize our marketing strategies on your home.
Will my home qualify to be sold with Homeboss?
Most homes we view meet the requirements to be sold the Homeboss way, but not all do. Fortunately, we have a solution for any seller. Contact us today, and we can help establish the best approach for your home specifically.
How are you handling open houses with COVID-19?
Our open houses are usually full of prospective buyers. We adjusted the limit of parties allowed in the open house at the same time, while still maximizing the number of qualified buyers to see your home. We ensure adequate time for interested buyers to view your home.
Buyers schedule a window of time online to view your home. We sanitize and clean after each party as well as provide gloves, face masks, and hand sanitizer for any visitor.
We are here to work with you and your level of comfort, as every situation and home is unique. Please reach out with any questions or concerns on COVID-19.
How many pictures can a listing have?
We currently allow an unlimited number of pictures to be uploaded per listing.
Will my property be placed on the MLS?
Yes, your home will be placed on the MLS and advertised on multiple online platforms with the appropriate terms and disclosures. Our agents will handle all of those details for you.
Do I need to be a real estate agent to list a property on this site?
Yes. Only “Online Offers Certified” agents from EXP Realty can place properties on this site. If you would like to sell your property, please contact James Brown at 720-807-7690
Do you sell properties the traditional way?
Yes. Our goal is to have a solution for any homeowner looking to sell their home. Check out all the alternative ways we can help you sell your home here.
Is Homeboss just a cash offer?
No. The Homeboss process has nothing to do with cash offers. However, cash buyers can offer on your home with proof of funds. If you want a fast cash offer on your home from an investor, we can also help with that. Our goal is to have a solution for any seller. Contact us here and we would be happy to assist you.
Can I do anything if the high offeror backs out?
Yes. You can report the high offeror to us if you are not working with one of our agents. If we determine the buyer is at fault, we will remove their privileges on our site. A seller can also choose to pursue them for default.
Is the high offeror guaranteed to buy my property?
No, but an online offer is a binding agreement, and how far a seller pursues a non-performing offeror is up to them. However, the buyer is represented by a Realtor® who must submit a residential purchase contract and an earnest money check must be submitted to an Escrow Agent within 24 hours of winning the offer. By doing this, it will help identify a non-performing offeror right away.
In addition, a buyer must provide a full loan approval letter from a Licensed Mortgage Lender prior to offering. If they are paying cash they must provide proof of funds to us before offering.
Does a Seller have to accept the highest offer?
No. A seller can counter or reject an offer. You should discuss strategy with your Colorado Online Offers agent.
What happens if my home does not sell or I don’t get my price?
While ensuring a successful sale is our ultimate goal, we cannot guarantee a result. Not all homes will sell but through the process, we are able to determine the level of interest along with feedback from all of the potential buyers who saw your home.
This information allows us to work with your real estate agent to determine the next best steps. Sometimes there are interested parties who are interested in negotiating after the event. Other times, the market feedback will allow your real estate agent to list your home for a competitive price and sell the home soon after the offer process has ended.
The important factor to remember is that there are always options and we will work hard to provide you with the best possible results.
Ready to get started?
How do I place an offer?
You must be a registered member of our site. Registration is quick and easy. To submit an offer, you will need to provide us with a “pre-approval” from a licensed mortgage lender. A pre-approval is different than a pre-qualification.
What is required to place an offer?
You must be pre-approved by a licensed mortgage lender to place an offer on a Homeboss listing. A pre-approval is different than a pre-qualification. Please contact us if you would like assistance getting pre-approved.
Do I need to submit a purchase contract every time I place an offer?
No. A purchase contract will be submitted by the real estate agent of the winning offeror within 24 hours.
Can I view the home before offering?
On most online offers we will have an Open House the weekend prior to the end of the offer period. That will be the opportunity to view the home for all buyers. Please contact the EXP Listing Agent identified on the Online Offer Property page.
Can I get an inspection?
In most online offers, once the sale is approved, the buyer will have an inspection period to complete any additional inspections. If there are inspections already done they will be available as a link from the listing. In most online offers any and all inspection requests will be honored, just ask the agent to set up a time for your inspector. Please read the complete terms and conditions of an online offer before placing any offers.
Is there a fee to register or place a offer?
No, there are no fees required to register or make an offer. However, some sellers may require that you verify your identity using a valid credit card before placing an offer. In that case, an authorization is done with your credit card but you are not charged.
Also, each property may require a specific deposit once you are declared the winning offeror. Each property will list the required deposit amount in the terms.
Does the buyer pay any fees?
Yes. A buyer’s premium is charged on every transaction.
What is the buyer’s premium?
Using the Homeboss listing platform, real estate commission can be paid by the seller, the buyer, or jointly between both parties. The buyer’s side of the commission is called a “buyer’s premium”. This is the MOST transparent way for a seller to offer the lowest price on their home and still compensate the real estate agents who conduct and close the transaction.
Each property listed on our website will offer different terms, conditions, and buyer’s premium, so be sure to research the property and all of the details on the property page.
Buyers premium is collected from the buyer and used to compensate the real estate agents in this transaction. The seller(s) have agreed to compensate the real estate agents from the buyers premium (which is added to the final bid price). The buyers premium will be added to the winning bid amount which shall establish the final sales price.
The seller has agreed that the broker will charge the buyer premium on top of the accepted bid price of the home. Accepted bid price plus the buyers premium will establish the sales price. The seller has agreed in writing to release the buyer premium amount to eXp Realty to be used to pay the commission to eXp and to the co-brokerage commission.
Where do properties on this site come from?
The properties on this site are offered for sale by local real estate agents on behalf of private homeowners, wholesale investors, and some Banks or Lending institutions.
What are the offer increments?
You can offer in increments of $500 or more at a time.
Do I have to pay cash or can I get a mortgage?
Yes, you can use a mortgage. However, in order to submit an offer, you will need to provide us with a “pre-approval” from a licensed mortgage lender. A pre-approval is different than a “pre-qualification”. Once you register one of our agents will contact you and help with the process. If you have any questions about getting a home loan, contact us for more details.
If you are paying cash, you must provide a “proof of funds” document prior to being approved to make offers.
I don’t have a real estate agent. Do I need to use one?
Working with a Realtor® is required. Once the winning offer is achieved a Realtor® MUST facilitate the entire process from contract submission, inspections to closing. If you need an agent, we will provide one of our Homeboss agents. They are experts at guiding you through the process.
If you have an agent, simply provide your agent’s name and contact information when registering. CLICK HERE to learn about the whole offer process.
If I still have questions, who should I ask?
Please contact James Brown at 720-807-7690 to answer all of your questions and provide any guidance necessary.
All of the information and details you need have been provided in MLS in the private remarks and documents we have uploaded. Please read and review all of the documents available for the property.
Think of the selling process as an online real estate auction. It is a true bidding process that is 100% transparent online and buyers have the opportunity to submit as many bids as they wish in order to purchase the property. Buyers are 100% in control of how much they are willing to pay to purchase the home. There will be no highest and best offers available.
These are not distressed properties, we simply offer a different option to list and sell a property. The starting bid is chosen by the seller but is not indicative of the price they will accept. Sellers have the right to accept, reject or negotiate any and all offers. All offers MUST be submitted through our web site. Bidding details on each property are also available on the corresponding property page for you to review.
Everything in our process is 100% transparent. Our sellers have instructed us not to accept or review any offers or contracts sent to us prior to the bidding end date. Only offers submitted online will be accepted.
Each bidder MUST be pre-approved for a loan and submit a Desktop Underwritten Loan Approval ONLY before being activated to bid. A pre-qualification letter is not acceptable. If you send a pre-qual letter, your buyers account will not be activated, and they will be unable to bid.
If your buyer is paying cash, then a Proof Of Funds statement must be submitted prior to their account being activated to submit a bid. You can submit your Loan Approval or Proof of funds before noon on the day the bidding ends. Please e-mail them to: firstname.lastname@example.org
Our listings are ONLY available for showing on Saturday and Sunday at our Open House. Please consult the MLS for specific details and dates. Because of the high volume of attendees at our Open House, we do require that you schedule your times to attend. Please do not use Showingtime or Calendly to try and schedule showings any time other than those hours.
Commissions are paid from the Buyer’s Premium on each property. Please consult the MLS for specific Buyers Agent commissions being paid. If you have additional questions, we will be available at the Open House to be able to answer any of your questions. Thanks for and we look forward to seeing you at the Open House.
